What does a leak detection company do?
We find hidden water leaks without tearing up your home. We use pressure tests, acoustic listening and thermal imaging to pinpoint the leak, mark it, and give you a report. Your plumber then makes a small, targeted repair.
How long does a leak detection visit take?
Most homes take one to three hours, depending on how many lines need testing and how hard the leak is to reach.
Will homeowners insurance cover the leak?
Many policies cover the water damage and the cost of getting access to the leak, but not the broken pipe itself. Our photo report gives your adjuster the documentation they usually ask for. Check your own policy for details.
What should I do while I wait for you to arrive?
Turn off the main water valve if water is actively spreading, move valuables away from wet areas, and take photos for your insurance claim.
Do you repair the leak too?
Our focus is finding the leak accurately. We can recommend trusted local plumbers for the repair, and our report tells them exactly where to work.
How do I know if I have a slab leak?
The most common signs are warm spots on the floor, the sound of running water when nothing is on, and a water meter that keeps moving. A sudden jump in your water bill is another clue.
Do you have to break my floor to find a slab leak?
No. Detection is non-invasive. We mark the leak location on the floor; the only opening is made later by your plumber for the repair, and it is usually about one square foot.
Is a slab leak an emergency?
A hot-water slab leak should be handled quickly because it wastes energy and can damage flooring and the foundation. Shut off the water heater supply and call us.
Who is responsible for the water line leak, me or the utility?
In most cases the homeowner owns the line from the meter to the house, and the utility owns the line up to the meter. Check with your water provider if the leak is close to the meter.
Can you find a leak in a plastic water line?
Yes. Plastic lines are quieter, so we add tracer gas testing when acoustic listening alone isn’t enough.
How much water loss is normal for a pool?
Evaporation in summer is usually around a quarter inch per day. More than that, especially with the pump off, points to a leak.
Should the pool be full for testing?
Yes, please keep the pool at its normal level and the equipment working so we can test every line.
Can a thermal camera see through walls?
No. It reads surface temperature. Moisture inside a wall changes that surface temperature, which is what the camera picks up.
Is my shower leak from the grout or the pipes?
That is exactly what our tests separate. A flood test of the pan and a pressure test of the supply lines show which one is failing.
When should I check my sprinkler system for leaks?
At spring start-up and any time your water bill jumps during the watering season.
